Using a letting agent: what to expect

Why it matters

If you don’t want to handle every aspect of managing your rental property yourself, a letting agent can take a lot of the pressure off.

From finding tenants to collecting rent and arranging repairs, their services save time — but come at a cost that varies depending on how much you want them to do.

Typical fees

Letting agents usually charge between 5% and 15% of your monthly rent, depending on the level of service.

Full Management (10–15%)

A complete service covering everything — finding tenants, collecting rent, arranging maintenance and dealing with any issues. Ideal for landlords who prefer a hands-off approach.

Rent Collection (around 5%)

The agent collects rent on your behalf but you handle maintenance and tenant communication yourself.

Tenant Finder (one-off fee £50–£150)

A one-time service to advertise your property, vet tenants and arrange move-in. Ongoing management remains with you.

What Affects the Cost

  • Level of service: Full management naturally costs more.
  • Location: Expect higher fees in London and the South East.
  • Included extras: Some agents include rent protection, emergency callouts or compliance checks.
  • Type of agent: Online agents often charge less than traditional high-street firms.

Tip: Many agents also add around 10% on top of any tradesperson’s invoice when managing maintenance, so keep that in mind when budgeting.

Choosing the Right Agent

  • Read the service agreement carefully – make sure you know what’s covered and what isn’t.
  • Ask questions – clarify hidden fees, notice periods or mark-ups.
  • Match your needs – decide whether you really need full management or if a rent-collection or tenant-find service will do.
  • Check reputation – look for reviews and membership of professional bodies (like ARLA or Propertymark).

Wrap-Up

A good letting agent can make life easier, but it’s important to know what you’re paying for.

Compare options, ask the right questions, and choose the service that fits your budget and level of involvement. With the right partnership, you’ll save time, stay compliant, and keep your tenants happy.
